First time Renting q & a's?
So my boyfriend, his cousin and girlfriend, two of our friends, and I are planning on renting out a 4br/2ba house next month. The rent is 5/month, sec. deposit is 5, application fee for 2 adults is , refundable key deposit is , pet deposit is 0 and that’s all the up front moving in costs.
Is it unreasonable to ask for the security deposit to be divided into3 months? 275 a month, with the pet deposit paid when the dogs move into the house, within the first month. Also, there’s a section in the application where you can make requests for things to be done prior to moving in. How much is too much? I’ve been doing apartment living, so I don’t know what’s reasonable.
1) Some of the walls are off-color, the whites don’t match and you can see the paint strokes. Id like this fixed.
2) the fenced yard is huge, but two of the gates are bent, meaning my dogs could force their way through. I don’t know anything about fixing fences.
3) half the house is central a/c, 3 of the bedrooms and 1of the bathrooms is not. The downstairs bedroom has a window unit, theupstairs rooms are connected with 1 unit, the back room doesn’t seem to get a lot of ac flowand this is florida. Window unit is improbable because they’re old turnhandle windows. Would asking for a portable ac unit be weird?
4) all single pane windows. I think a few didn’t have screens. Asking for screens?
Keep in mind this a commercially zoned house originally and we will be thefirst tenants to rent it for full residential reasons. Help is appreciated. Thanks!

The landlord is being generous not asking for the entire deposit upfront. You should be thankful for that. Depending on the landlord they may or may not do any of those fixes for you. It never hurts to ask but don’t be surprised if you’re turned down and told any of these things will have to be out of your own pockets since it’s not deemed necessary for safety or decent living. Give it a try-the worst they can say is NO. Good luck!
Most security deposits must be paid in full prior to you moving in. You can ask the landlord to divide it but I wouldn’t expect it to happen. Pet deposit will also probably need to be paid before you move in as the landlord won’t know when the pets move in if it happens after you yourself move in.
You can realistically ask for whatever you want; however, I wouldn’t expect much unless it’s inoperable or unsafe.
1) Asking for the paint is probably too much. I would do it yourself if your lease allows you to paint.
2) The fence should be fixed; definitely ask for this and cite the dogs possibly escaping as your reason.
3) If you have already signed the lease, asking for a portable A/C is unrealistic because you knew (or should have known) when you signed the lease that all the rooms did not have central A/C.
4) Again if you’ve signed the lease, screens are probably unrealistic because you knew the windows didn’t have them when you signed.
